We want your college student to be successful throughout their career at Fresno State University. At The Victor, we help provide a solid foundation for your student’s productivity with a well-designed and conveniently located apartment home.

  • What does it mean to have an individual lease?
    Individual leasing means each resident is only responsible for their portion of the rent, which includes their bedroom and common areas. If a resident’s roommate moves out of the apartment, you are not responsible for the roommate’s rent payment.
  • What is included in the rent?
    In addition to the apartment itself, rent includes access to all the amenities at The Victor, an excellent staff that’s there to help with any and all needs, as well as access to our exclusive event partnership with Bulldog Athletics at Fresno State.
  • What floor plan types are at The Victor?
    The Victor offers 3 unique floor plans so all of our residents can find an apartment to suit their needs. We have one and two-bedroom floor plans.
  • Is there on-site staff?
    Our professional on-site staff are there to assist all of our residents. Our maintenance staff are there to respond to your student’s maintenance issues quickly and professionally. For your convenience The Victor also offers a 24-hour emergency maintenance line.
  • Do you have a roommate matching program?
    Yes, we offer a roommate matching program. Students looking for someone to share an apartment fill out a matching form, answering questions about what they’re looking for in a roommate. We then match students with the most compatible roommates.
  • When is my rent due?
    Rent is due on the first day of every month.
  • How do I pay rent?
    Acceptable payment methods: Personal check, money order or major credit card. Through the resident portal, payments can be made online. You can also pay rent through the Mobile Doorman property app.
  • Do you allow pets?
    Yes we allow pets. We require a $400 pet deposit. Our pet rent is $25 per month. The weight limit is 35 pounds, and we allow no more than two pets per apartment. Dogs must be at least six months old. We accept all dog breeds, with the exception of the following (including any dog that contains any of the following): Akita, Alaskan Malamute, Chow, Dalmatian, Doberman Pinscher, German Shepherd, Great Dane, Husky, Pit Bull Terrier, Rottweiler, Saint Bernard, wolf-dog hybrid. We require proof of vaccinations and a photo of the pet prior to move-in. If your pet is an emotional support animal, we require written documentation from a medical professional.
  • Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
    To fulfill the lease obligation, all new and renewing residents are required to provide evidence of liability or property damage insurance at a minimum limit of $100,000. For the convenience of residents, we have identified an affordable insurance option: ePremium is an insurance program developed for multifamily residents. There is no application and acceptance is guaranteed for residents of this community.
  • What if I need to break my lease or don't return for the spring semester?
    If a current resident would like to find someone to take over their lease, they are required to advertise their own unit and find a prospect willing to take over the apartment in its current condition. Upon approval of the new residents’ rental application, the lease can be transferred out of the current residents’ name. The two parties must agree on a takeover date and there is a lease change fee of $300.
  • What if I need maintenance in my bedroom or apartment?
    If you need maintenance, go to the resident portal on our website and fill out a request. You’re also welcome to call or stop by the front desk. If there’s an emergency, please notify the front desk immediately, or, if it’s after hours, call 1(833) 272-4880
  • What furniture is provided?
    We offer both unfurnished and fully furnished homes for you convenience. Call the office for more details.
  • How do I receive mail and packages?
    Your mail will be delivered to your apartment’s mailbox, which is located on The Victor property. We are currently in the process of installing a package locker concierge system that will be ready in time for the 2019 Fall semester.
  • What kinds of events do you have at The Victor?
    At The Victor, residents create life-long connections that will help them become even more successful. Our staff plans regular events, which range from pizza parties to gaming tournaments to resume-building classes. We also help keep our residents connected to events hosted by Fresno State University. The events are a great way to meet people—and there’s free food!
